New build exposed services office space, totalling 125,000 sq/ft of lettable area.

Etec Associates were employed by the M&E Contractor, MJ Lonsdale, on this New Build Design & Build office development.  The office space was designed with exposed services throughout the office space, requiring careful high level services design.  Fresh air to the space was provided by Heat Recovery Units connected to the external façade.  New suspended lighting was provided throughout, which was carefully coordinated with the high level ductwork and fan coil unit systems to assure the correct aesthetic was achieved.

• New Build office development in Central London, comprising Lower Ground, Ground and five upper floors
• All new utility supplies to former car park site, to suit new office development.
• All new M&E plant, including roof mounted condensers.
• New fresh air Heat Recovery Units via external façade
• Exposed M&E services installation throughout office space, requiring careful design and coordination.
